Subi East precint: ‘Visionary’ operator sought to transform century-old boiler house into community hub

The State Government is hoping to transform the century-old boiler house in the Subi East precinct into an dynamic and contemporary community hub. It announced on Wednesday it was calling for expressions of interest for “visionary” operators to breath new life into the former Princess Margaret boiler house. The house, alongside the 53m-high chimney, is one of the few pieces of the historic hospital remaining on the site, which has been cleared as part of the State Government’s Subi East redevelopment. Lands Minister John Carey said the redevelopment had the potential to become a new tourist attraction for locals and visitors alike. “The Boiler House is not only an historic part of 1909 Subi East’s heritage but also a key to unlocking its future potential as a vibrant hub for the community,” he said. “The 1909 Subi East precinct is set to deliver up to 1000 new dwellings across six key sites, providing an important boost to our city’s long-term housing supply.” The three-storey building will also include access to external courtyards, decking and potential use of adjacent grass areas. It was once used to house oil boilers that generated power for the Princess Margaret Hospital and it is hoped the revamp will preserve the house’s industrial character while offering modern uses. Remediation and restoration works for the building have already started, with an anticipated finish date of mid to late 2026. Expressions of interest are open until December 4.
